Albert Friedman

PRINCIPAL

Mr. Friedman is a principal of Alterna Tax Asset Group, a principal of Alterna Capital Management and president of the Alterna Mortgage Income Fund, a Commercial Real Estate Debt Fund.  Mr. Friedman sat on the Board of Directors for the National Tax Lien Association (NTLA) from 2014-2018.  Prior to joining the General Partner, Mr. Friedman was the director of Mortgage Asset Management for a diversified real estate lending, asset management and development group where he specialized in commercial mortgage lending and mortgage asset management.  Mr. Friedman helped build the mortgage asset management business from approximately $60 million to a portfolio of over $200 million in real estate-backed loans.  Mr. Friedman also held previous engagements as president of a retail company; president of an AMEX listed company that he took public in 2000; chief operating officer of an AMEX listed internet company that he helped take public; president of an investment banking firm; and executive vice president and chief financial officer of a NYSE listed retail company with over $200 million in sales.

 

Robert Konrad

Principal

Mr. Konrad is a principal of Alterna Tax Asset Group, a principal of Alterna Capital Management and the president & CEO of Alterna Financial LLC,  parent company to Alterna Wealth Management and Alterna Capital Management.  Mr. Konrad is also a director of Financial Management Systems, a Chicago based debt collections/data efficiency company working with the US Department of Education. He holds a B.A. from Syracuse University, and began his career in the financial services industry during his career in the NFL.  Mr. Konrad served as a gubernatorial appointee to the Florida State Board of Administration - Investment Advisory Council.  The State Board of Administration, a constitutional entity of Florida state government, manages 30 investment funds, comprising over $184 billion in assets under management.  The Florida Retirement System (FRS) Pension Plan is the fourth largest public retirement plan in the U.S. and comprises roughly three-quarters of total assets under SBA management.  The Investment Council (“IAC”) provides independent oversight of SBA's funds and major investments responsibilities, ranging from the Florida Retirement System programs to the Lawton Chiles Endowment Fund.  Mr. Konrad served as the chairman of the IAC.

 

John de Guzman 

Director of Acquisitions

Mr. de Guzman is the director of acquisitions for Alterna Tax Asset Group, LLC, and leads a team of analysts for the firm. Mr. de Guzman was formerly a portfolio analyst and manager at M.D. Sass Investors Services, Inc. from 2001-2011, where he was involved in all aspects of tax lien investment and portfolio management for the $300mm operation. M.D. Sass’ tax lien investment and portfolio management business consisted of five funds across eighteen tax jurisdictions, acquiring over $100mm a year in new liens and subsequent investments.

 

Mr. Ryan is the director of asset management for Alterna Tax Asset Group.  Mr. Ryan has more than 20 years in the tax lien and real estate related industries.  Prior to joining Alterna, Mr. Ryan was vice-president of business development for Taxease LLP, a $100+Million tax lien and tax loan origination and management platform wholly owned by Macquarie Capital.  Mr. Ryan led tax lien acquisition, management and disposition strategies for the Northeast.  Mr. Ryan was directly responsible for the origination and subsequent purchases in Connecticut, New Jersey, New York and Washington DC.  He also assisted Taxease in all aspects of its investment in other jurisdictions outside of the Northeast including Texas, Ohio, Indiana, Illinois and Florida.  Prior to that, Mr. Ryan was a manager and disposition specialist for MDSass Investors Services.  Mr Ryan was responsible for acquisition and real estate disposition for their $100M+ annual acquisition platform and a real estate portfolio of more than $10 million.  Mr. Ryan held previous engagements with several boutique firms including as an asset manager at Glaves & Associates, as a Senior Asset Manager at Taxserv LLC, as a Portfolio Manager for Kwartler and Associates and as a private consultant for a New York based high net worth mortgage, tax lien and real estate investor. 

TJ Ryan

Director of Asset Management

 

Mr. Zohar is a financial analyst with Alterna Tax Asset Group. Prior to joining the company, he served as vice president and actuarial manager for HSBC Insurance where he led the evaluation of risk based capital, liquidity and stress reporting. Mr. Zohar was also an actuarial consultant for NaviSys, a division of Accenture Life Insurance. Prior to NaviSys, Mr. Zohar served as assistant vice president and Actuary with MetLife, and was senior manager, actuarial benefit consulting for Deloitte & Touche LLP. 
 
Mr. Zohar is a Fellow of the Society of Actuaries (FSA), a Member of the American Academy of Actuaries (MAAA) and a Certified Public Account (CPA).

Ms. Liu is the controller for Alterna Tax Asset Group. Ms. Liu is a financial professional with experience in all areas of accounting, reporting, financial analysis and treasury. She has a master’s degree in accounting and taxation.

Ms. Fried is the operations manager of Alterna Tax Asset Group. Ms. Fried joined the Alterna team eight years ago, and brings her vast experience in managing both real estate and legal firms, and is involved in all phases of Alterna’s tax lien acquisition and management. Prior to joining Alterna, Ms. Fried worked in the new business division of Fiduciary Trust Company International, a private wealth management firm based in New York City. Ms. Fried earned her B.S. in Business Administration.

Mr. MacFarlane is chairman of Meridian Development Partners, a real estate development company, and has more than 25 years of experience in the financial services industry. He is president and a founder of GPO Capital Corporation, a diversified alternative investment management company. Mr. MacFarlane was a founding member of Aquiline Capital Partners and Venturion Capital, both private equity investment firms specializing in the financial services industry. Previously, he served as a mergers and acquisitions specialist and a senior advisor with Smith Barney. Prior to Smith Barney, he was the director of financial institutions and a senior advisor to the president of the United States for the Cabinet-level RTC Oversight Board, which set the strategy, policy, and regulatory framework for the $100+ billion savings & loan clean-up. Mr. MacFarlane was also a senior manager at both Andersen Consulting and Oliver, Wyman & Company - both financial services management consulting firms.  Mr. MacFarlane currently serves as chairman of Financial Management Systems and on the Advisory Board at Aquiline Capital Partners. He earned his B.A. with Honors in Chemistry from Harvard College and his M.B.A. from Harvard Business School.

Steven Bettinger

Mr. Bettinger is the founding general partner of Logan Asset Backed Fund, L.P. Logan Asset Backed Fund is a Hard Money, Asset Backed Hedge Fund specializing in short term financing. He was the co-founder of Ascendia Brands, a global consumer products company with over $240m in annual revenue. He was the co-founder of Cenuco, a cellular technology development company which specialized in security and data application services listed on the American Stock Exchange. He was the founder of Tax Returns USA, a tax preparation company which facilitated online tax preparation. The company was sold in 2000.  Steven holds a B.S. in Business Administration.
 

Alexander S. Rosemurgy

Mr. Rosemurgy is president of both Rosemurgy Properties and Rosemurgy Development Companies, which focus on commercial real estate investments and developments.  He was president and co-founder of Affinity Financial Group, which focused on short-term receivable financing for small to mid-size businesses.  He currently serves on the City of Boca Raton’s Affordable Housing Committee and is a Member of the Palm Beach County’s Chapter of the Young Presidents Organization.  Mr. Rosemurgy sits on the Board of Directors for the Toussaint L’Ouverture High School for Arts and Social Justice, which serves predominantly Haitian immigrant students.  In 1996, Mr. Rosemurgy served a short time in the White House under the Clinton Administration in an accounting capacity.  Mr. Rosemurgy has a B.S. in Finance from Florida State University.
